The planning process is seldom straightforward. One of the benefits that partnering with Laxton Properties offers to landowners is our informed and creative approach to maximising the planning potential of every site.

In the case of our project at Old Rectory Farm, Puttenham, our strategy was firstly to secure the principle of residential development in this rural site through a ‘Class Q’ Permitted Development consent. This allowed for the conversion of a modern agricultural barn into 5 dwellings.

A collaborative approach to a better outcome

Subsequently we built on our positive relationship with the Planning Officer to suggest a better alternative, providing a much more sympathetic comprehensive redevelopment of the site to create 7 purpose built, sustainable homes.

The resulting development has been a tremendous success, winning the ‘Best Development’ category at the Hertfordshire Residential Development Awards. In presenting the award, the Chief Judge, acclaimed architect Damian Burrows stated that ‘The winner showed a very well executed development, with good sustainable qualities. The build exuded a quiet confidence and showed a good use of proportions which were oriented towards the sunlight and a generous use of space. The development impressively evoked memories of rural agriculture.’
