We use our professional expertise and passion for delivering positive development to seek planning consent for these people-orientated, larger-scale developments. Each development is individually designed and considered, drawing on their unique characteristics to bring a clear sense of place and local identity.

Working with landowners to maximise their land value through a focus on sustainable place-making and the thoughtful creation of identifiable and attractive new neighbourhoods, from 50-500 homes. At this scale we will typically promote the site through the site allocation process as part of the creation of Neighbourhood and Local Plans, engaging closely with policy makers and the local community in order to deliver projects which respond to local need and aspirations.

CURRENT PROJECTS

MARKYATE

We are working with two established landowners on proposals for the allocation of land for 220 homes on the edge of the village. The proposals would deliver crucial infrastructure including public open space, access to the allotments and a new link road which would join Pickford Road to the London Road bypassing the congested village centre.

SHENDISH

A proposal for a significant new neighbourhood located in a sustainable location immediately adjacent to Apsley’s railway station, shops and services. The development has the potential to deliver not only around 500 homes but also community infrastructure including a new primary school in an area where school spaces are currently limited.

RUGBY RADIO STATION

Working on behalf the landowners, BT and Aviva, we have been involved with this project for many years, successfully assisting with the allocation of the land and subsequent planning consent for over 6000 homes and 7m sq ft of commercial space.

Laxton Places has been set up to promote larger scale sites through the planning system. Typically requiring allocation through the Local Plan process we are committed to investing our time and resources to secure allocation and subsequent planning permission. Projects might be undertaken through options, promotion agreements or on a joint venture basis.
